New York Green Communities

Enterprise has created more than 4,000 green affordable homes in New York since 2004 and is working to green all affordable housing across the state. We will accomplish this goal by expanding the availability of financial and technical resources, promoting a policy environment that encourages green building, and strengthening capacity for sustainable construction and operation within New York’s affordable housing community.

Enterprise’s Green Commitment in New York
Green Communities is Enterprise’s nationwide initiative that seeks to fundamentally transform the way we think about, design and build affordable homes. Through Green Communities, Enterprise provides grants, financing, technical assistance and training to our community-based housing development partners to help them build and rehabilitate green affordable homes. We also work with local and state governments and other key stakeholders on policy and program strategies to facilitate green affordable housing on large scale.

Green building is an integral part of Enterprise’s affordable housing efforts in New York City and across New York State. Nearly 80% of New York City’s greenhouse gas emissions are caused by the operation of buildings, and 40% of building emissions are caused by residential housing. Meanwhile, New Yorkers bear some of the highest housing cost burdens in the country, while affordable housing developers face flat rental incomes and rising operating expenses. Finally, poor New York City children are three times more likely to be hospitalized for asthma than their wealthier counterparts. Green, energy-efficient building is a critical strategy for addressing these economic, health, and environmental issues.

Enterprise has created over 4,000 green affordable homes in New York, and is committed to raising $30 million to create or preserve 15,000 green affordable homes in New York by 2013. In particular, over 95% of New York City’s housing stock was built before 1990 and will need physical upgrades in the coming years. Additionally, much of the city’s affordable housing stock is nearing the end of its tax-credit compliance period. New York Green Communities will increasingly focus on strategies for retrofitting existing affordable buildings to improve energy and environmental performance and to help these properties remain affordable and in good financial health. New York Green Communities Project Profiles

David and Joyce Dinkins Gardens
:

Developed in partnership with Harlem Congregations for Community Improvement (HCCI), the Dinkins is Harlem’s first green building developed exclusively for low-income residents. The Dinkins includes 85 affordable apartments including 26 for youth who have aged out of the foster care system. Download Project Profile (PDF, 183K).
