Green Development Plan

The first step to going green is creating a plan to outline the integrated design approach for development. Homeowners Rehab, Inc., the developer of Trolley Square, held an initial kick-off meeting that brought together the entire development team, including representatives from each of the mechanical, electrical and plumbing disciplines – general contractor, green consultant, landscape architect, waterproofing engineer, architect, and owner.

Integrating the Process

The assembled development team developed a mission statement that spelled out the integrated process and included energy conservation as a priority, incorporating stated goals into each section of the specifications. Prior to construction, a final partnering session brought together all subcontractors and team members to review "green" measures and sign onto the mission statement.

Criteria One: Integrated Design Process

Integrated design is the foundation of building green. It involves exploring the possibilities of green for the project as early as possible and with the full spectrum of development stakeholders. An integrated approach offers the greatest opportunities for enhancing building performance and increasing the health, economic and environmental benefits. In building Trolley Square, sustainability was at the forefront of the development team’s early planning. They considered all aspects of the Green Communities Criteria, from the location of the site to the appliances installed and materials used in construction. All of these were carefully selected to minimize the project's environmental impact and maximize efficiencies and the health of the indoor living environment.
